Optimise Your Dirs21 Rates with Revenue Manager

The Dirs21 Revenue Manager module connects to your Dirs21 account and applies automated pricing rules based on real-time occupancy, lead time and demand signals. This guide explains how to configure the most impactful rule types.

Understanding Pricing Rule Types

Occupancy rules adjust your rate up or down based on how full your property is for a given date. For example: if occupancy for a date is above 70%, add 20% to BAR. Lead-time rules apply discount or premium logic based on how far in advance a booking is being made. Day-of-week rules set different base rates for weekdays versus weekends.

Setting Up Your First Occupancy Rule

In your CockpitShop account portal, navigate to Revenue Manager → Rules → Add Rule. Select "Occupancy Trigger" as the rule type. Configure: Threshold = 65%, Adjustment = +15%, Apply to = All rate plans, Scope = All dates except blocked-out dates.

Lead-Time Discount Rules

Lead-time rules are powerful for stimulating advance purchase behaviour. A typical setup: 30+ days in advance → BAR × 0.90 (10% discount); 14-29 days → BAR × 0.95; 0-13 days → BAR (no adjustment). Enter these as three separate Lead-Time rules in the Revenue Manager.

Reviewing Rule Performance

After running rules for 30 days, review your rate adjustment log (Revenue Manager → Reports → Rate Changes) to see which rules are firing most frequently and their impact on actual reservation rates. Adjust thresholds based on this data.

Rate Plan Scope

You can apply rules to all rate plans or to specific ones. It is recommended to apply occupancy rules to your BAR plan only and to let derived rate plans adjust automatically via their percentage link in Dirs21.
